Inspecting your property while evaluating and determining your needs.
Working with the board of directors to decide upon how to implement needed repairs and/or improvements.
Developing bid specifications, soliciting proposals and preparing bid comparisons for board decision.
Prompt handling of resident requests for maintenance and complaints.
Hiring, supervising, and overseeing the performance of maintenance employees and contractors.
Negotiations with local union representatives on behalf of community union contract maintenance employees.
Preparation for, and attendance at, monthly, bi-monthly or quarterly board meetings and annual meeting with follow up on work assignments requested by the board.
Maintain unit owner files, update homeowner and tenant information.
Processing of resale packets, welcome packets and violations of association rules and regulations.
Preparation of monthly income and expense statements.
Preparation of an Annual Operating and Reserve Budget.
Assist in the preparation of the annual audit and association tax return.
Complete accounts receivable and accounts payable reporting.
